Summit & Sand was started by two couples who had already lived the problem — as landlords, as tenants, and as Airbnb hosts, in Queenstown and in Tauranga.
We’ve chased property managers for updates that never came. We’ve owned homes we couldn’t check on ourselves. We’ve handed over the keys to a holiday home and hoped for the best. That experience is the whole reason this business exists.
So when we say we treat your property the way we’d want our own looked after, it isn’t a line. It’s the standard we built this company around.

We’ve been on both sides of the rental agreement, and that’s exactly why we do this job the way we do.
We’ve owned property, run rentals, and managed Airbnbs both here and overseas — so we know what it’s like to be an absent owner, or to get a call about a leak with no idea if the quote is fair. We also rent our own home here in Queenstown, which means we deal with landlords and property managers ourselves, as tenants, every day. Most property managers only ever see one side of that. We live both.
Tyral’s background is in mechanics and engineering, so he can usually tell you on the spot whether something’s a quick fix or a job for a tradesperson. Paulina spent two years as business manager at New Zealand’s largest property valuation company, so between us we’ve got a solid read on what drives a property’s value.

Property has been a significant part of our lives for decades. Together we’ve bought, renovated, sold and rented homes, and managed our own Airbnb properties — so we understand first-hand what it takes to protect an investment and get the best return from it.
We were both raised in Tauranga and are proud to call it home. We know the region inside out.
Luke brings deep, practical property knowledge from his time as a Property Investment Coach, and can often spot a maintenance issue before it becomes a costly repair. Gabrielle’s background in marketing, web design and technology means we run on modern systems and clear communication.
Our goal is simple: protect your property, maximise your return, and give it the same care we’d expect for our own.
